Some lenders offer a percentage of the overall loan as a cash lump sum which is forwarded to you when your mortgage begins. The usual percentage offered is between 1% and 3%; however some can be for as much as 10% depending upon the size of deposit that you are putting down. This can help with anything from moving costs to fees to furnishing your new home.

Cashback offers can have redemption penalties attached which can tie you into an uncompetitive mortgage for several years. One way of doing this is by charging a high standard variable rate after an initial competitive deal, which you are then committed to paying unless you pay the high redemption penalty.
