These can also be known as light adverse mortgages and are designed as a bridge between standard mortgages and more severe sub prime mortgages. These give borrowers an incentive to keep a clear credit record by offering increasingly competitive reductions in the interest rate charged the longer the record stays clear.

This type of mortgage is popular with people who have had a minor credit problem, rendering them ineligible for a standard mortgage whilst not penalising them with a sub prime rate of interest. The credit problem could be a result of not appearing on the electoral roll, minor CCJs, moving house often or holding several different jobs.
